I have seen many men that want to change their live by marry a Thai woman.

And you can do that if you find the right one.

But guys i have to try to teach you soem thing when you put an Ad out on the web.

1. Never upload a picture that show how messy your house is.

2. Never just think " Oh they have to take me as i am" Reason is that if you go out to a bar or place in your home town.

Do you not put on nice clothes? And try to make you look good.

Well the same is on the web.

So here is how you present your self.
a) Put on a nice shirt and jacket.
b) Go and shave and cut your hair. (Reason is that Asian girls never like face hair)





3) Never show a picture where you are smoking
4) Never show a picture where you have a drink or beer in your hand.


Think that you goin to apply to a new job that you really would like to get. And you present yourself in that way.


I have seen many men put out picture and think they can get a woman easy just because "asian woman is easy" Well you think so and that is why you not find a good woman.

I say it straight out.

You not need to buy new clothes. But think how you would like to see a woman.
If she going to be more then just a date. How would you like to see a woman you like. And not come and say " In a bikini".

You know the saying... A picture is worth a thousand words.
This is especially true when it comes to online dating sites.
Like it or not, we are visual beings. That’s why it is so important to have a great picture representing the real you online.

3. Do be the only person in the picture.
Don’t post pictures that include your friends.
It’s confusing to people who don’t know you, trying to figure out which one you are.
You’re also setting them up to be attracted to your friend instead of you. Let them find your friend in his or her own profile.
Don’t post pictures with grown children, male or female friends or with your parents. Believe it or not, people will think you’ve posted a picture with an ex, even if he or she might be 30 years younger or older than you are.

4. Use a current picture.
This is a common complaint of both men and women at online dating sites.
I remember meeting a man at a restaurant... I had to call his cell phone to identify him because no one in the place looked like the picture of the man I’d seen online.
Make sure your picture looks like you right now.
You’re not doing yourself a favor posting pictures that are older than two or three years.

5. Make sure your face fills up most of the picture frame.
The scenery might be lovely but no one wants to use a magnifying glass to get a good look at you.

6. Don’t post pictures you take of yourself in a mirror.
This is tacky and no one really wants to see what your toilet looks like behind your legs.
The background of a picture says a lot about your lifestyle and who you are. Make it count.
Ask your kids or your neighbor to take a picture if you don’t want to use a pro.

7. No kids or dogs as your main picture.
I love my granddaughter and I love my dog. You probably love yours too.
If you decide to put either on a dating site, make sure it’s the second, third or fourth picture.
And make sure they are pictures you are in as well.

To norske statsborgere omkom ifølge en vietnamesisk avis onsdag da bussen de satt i kjørte av veien i Quang Nam-provinsen i Vietnam, skriver VG.

14 andre mennesker ble skadet i utforkjøringen. Pressevakt Guri Solberg i Utenriksdepartementet bekrefter overfor VG at to nordmenn har mistet livet, men hun vil ikke si noe om omstendighetene

How and why to get your Thai driver's license

  



 





 Form to apply for Licence




Once you have been in Thailand for a period extending 3 months, you will need an Thai driving licence, even though international drivers licenses are legally accepted. Several insurance companies have a fine print stating that the driver should hold a valid Thai driving licence to be fully covered. Besides that: You'll offer the local law enforcement great opportunities by continuing to drive with an international license.
On the positive site: a domestic thai drivers license can, sometimes, be used to avoid paying the typical "farang prices"***.

A Thai driver's license is then accepted as sort of proof that the holder is not a tourist.
Having a thai drivers license may sometimes also make police slightly more lenient towards the fact that expats can not carry their passport at all times.
Applicants for a Thai (international) drivers license need to meet the following requirements:

Qualifying requirements:

  • Being of sound mind and good health (not having physical or mental handicap(s) that will prevent them from operating a vehicle safely) - being at least 18 years of age
  • If the applicant is not Thai national, the applicant must hold a valid Non-Immigrant Visa (tourists can not apply).

What you will need when applying for your thai drivers license:

  • If you can not read and / nor understand the Thai language, you are allowed to bring a interpreter to fill the forms and translate the possible instruction class and tests.
  • Valid Passport with Valid Non-immigrant Visa
  • Signed copies of the passport's first page, the page with the current non-immigrant visa, the page with the last entry stamp and the TM-card.
  • A certified letter of address from the applicant's embassy, or from the Immigration Bureau (document can not be older than 30 days).
Tip: The letter from the embassy is the fastest option, but the immigration office will provide this service for free. However, it will take them 3-6 weeks to complete and an officer from your local police station will visit your place of residence for verification.
If you are working in Thailand: the blue workbook, better known as your work permit, can replace either of these documents and serve as address verification!
  • A doctor's certificate stating that the applicant is in good health, both physically and mentally (standard forms are available from most clinics and should not be more than 30 days old)
  • 2 photos, 1 x 1 inch and not older than 6 months (photo service is available on the premises).
  • Valid international driver's license plus signed photocopy or translated regular driving licence from the applicant's home country, certified by Embassy or consulate. (if available).
  • Note that 1 set of these documents is required per licence applications. However, when applying for both a car and a motorcycle license, an extra copy of the doctor's certificate and the letter of address will suffice for the second application.

The application procedure:**

  • Take the Thai language application form from the room behind window # 35 and fill out the form, applying for the 1 year temporary driving licence.
  • If you did not bring any pictures, you can have them taken at the booth in the application room, while your translator waits in the queue for windows #35.
  • Hand in all above listed documents and move over to the left window and wait a couple of minutes.
  • The documents will be handed back and you will be told to head over to window #20 for another verification of the documents. Once you receive their approval stamp, you can go back to window #35.
  • After another administrative action they will direct you towards the test area on the 3rd floor, where you will need to pass 3 tests:
    1. Color Blindness Test: One of the officials will point to colored dots on a poster and you should responds by stating the dot's color. Answers in Thai are preferred but generally english words are understood as well.
    2. Reflex Test: Be seated behind an alternative gas and brake pedal and push the accelerator until the green led's start to light up. Hit the brake pedal before the led's reach the red zone. You will have to repeat this test twice.
    3. Depth Perception Test: Use forward and back buttons to align a moving pin with a fixed one, in a small box at app. 10 meters distance. Initially it looks more confusing than it actually is, but if you, like me, have a problem with 3D vision, you can click here to learn how to pass this test without without any risks. You will need to repeat this test twice.
  • If you have passed all of these tests, your documents will be signed and handed back to you, at this point. Then it's back down to the window where it all started out, where, if everything is in order, you will receive a queue number. Move over to the windows on your left (1 thru 6, I believe it was) and wait until your number comes up on the board. Handover your documents and your passport (and work permit, if that was used for address verification). After they have been checked for a very last time you will be allowed to pay the 105 Baht fee. A few minutes later your name will be called (best to react to anything that starts with Mr.) and 2 signatures later you will be the proud owner of a 1 year temporary Thai driver's license.
  • Behind the main building, in between the food stalls and the toilets you will find a small shop that will cut and laminate your license for a minimal fee.
  • get in your car and drive off with a smile, pleasantly surprised at the excellent service you have just received.
** room numbers and other locations within the building are specific to the Hua Krabu branch in Bangkhuntian district in south bangkok.
*** a common practice, where foreigners are charged a multiple of what Thai nationals pay for entering typical tourist places like nature parks, certain temples and palaces.

Thailand is over 500,000 square kilometres in size. This makes it the third-largest country in ASEAN. Infrastructure is therefore very important to facilitate quick transportation between Thai cities throughout the country. The largest share of Thailand’s infrastructure comprises roads, including over 70,000 kilometres of highway network. In comparison, the railroad network is only 4,000 kilometres in length. This makes private cars the more efficient means of transportation in Thailand.
Buying a car is not as easy as finding a 7/11 in Bangkok. Getting the correct paperwork and licenses can be quite a hassle. This article will guide you through your purchase of a new and used car.

Buying a new car

Because Thailand charges around 200 percent tax and import duty on imported cars, it is wise to buy a new car that was manufactured in Thailand and is sold at a Thai car dealership. Thailand has many car production sites allowing you to choose between a fair amount of car brands: BMW, Chery, Chevrolet, Dongfeng, Ford, Hino, Honda, Hyundai, Lexus, Mazda, Mercedes-Benz, MG, Mitsubishi, Nissan, Proton, Saab, SsangYong, Subaru, Tata, Thai Rung, Toyota and Volvo.
After purchasing your new car, you will need to register it at the Department of Land and Transport (DLT).

For non-Thai citizens, you need the following paperwork, with copies, to register:

- Your current passport
- Your non-immigrant visa
- Your work permit or your certificate/letter of residence issued by the Thai immigration or a Thai Embassy.

The DLT will provide you with a red temporary number plate until they have processed a white permanent number plate. The registration process can take up to six weeks depending on the speed of submission of all paperwork by the specific car dealership.

You will receive a car passport or “blue book” or “lem tabian”. This booklet will include your name and address and is your proof of ownership. If you do not yet own the car because you bought it on credit, then the third party financer will hold onto your blue book until you pay off your loan. In the meantime, you will receive a copy of the blue book.

Lastly the DLT will provide you with a sticker that proves you have paid your annual car tax. Place this sticker on your windshield.

Buying a used car

There is a large market for used cars in Thailand with over 11,000 private cars and pick-up trucks already registered. Be careful though when buying a used car!

You will need to transfer the ownership of the car officially at the DLT.

Be sure to bring the following documents with signed copies:

- Your current passport
- Your non-immigrant visa
- Your work permit or certificate or letter of residence issued by the Thai immigration or the Embassy.

The seller or a third party with power of attorney must bring the following documents with signed copies:
- Their current passport
- Their non-immigrant visa
- Their work permit or certificate or letter of residence issued by the Thai Immigration Department or the Embassy.

- Their household registration document or “tabien baan” if they are a Thai resident
- The car passport “lem tabian” or a copy of the passport in case the car has been bought with a loan. Always check if the seller has made all his due payments to the lender.
- If the car is over seven years old, an up-to-date tax sticker will prove that it has passed the roadworthiness test. This can also be obtained at the DLT.
The DLT will check the engine and chassis serial number of the car to make sure it is not stolen.

Insurance:

All cars in Thailand must at least have compulsory car insurance.

This insurance can be upgraded to five additional car insurance types:
Type 1, 2, 2+, 3 and 3+.

Laws about house and condo in Thailand





Are foreigners allowed to buy land or property in Thailand?
Thailand land law generally prohibits foreigners from owning freehold land in Thailand.

However, there are some legal exceptions to this. There are also other methods available for acquiring valid and legal rights to land and real estate in Thailand that do not amount to outright ownership.

What are the different ways of acquiring land rights or purchasing property in Thailand?

2.1 Land Leases: Although Thailand real estate law restricts land ownership rights to non-Thai citizens, foreigners are expressly permitted may to hold a 100% interest in a Thailand land lease. The foreigner effectively leases the land or house from the Thai national who remains the owner of the land. Thailand lease law allows a 30-year maximum lease period, with the possibility of renewing the lease for additional 30 year periods.

2.2 Company Ownership: Thailand registered companies with majority Thai ownership are able to buy land in Thailand. In the past it has been common for foreign nationals to acquire an interest in Thailand real estate as minority shareholders in a Thai majority company.

However in recent years, the Thailand Land Department has become stricter in investigating limited companies for the use of the "nominee" Thai shareholders, who do not possess a legitimate interest in the company owning the land. Nevertheless it is still possible however for a non-Thai shareholder to secure his investment in a Thai limited company through legal means.

2.3 Investment:
Thai real estate law allows foreigners to buy and own a limited amount of land based on an investment of 40 million baht for five consecutive years, provided that the land is used for residential purposes.

2.4 Thai Spouse:Under Thai real estate law, a Thai spouse of a foreigner may be allowed to buy land or property in Thailand in his or her own name.


However the married couple may be asked to sign declarations at the Land Department to state that the funds used are the separate property of the Thai spouse.

Any claim on the land or property by the non-Thai spouse could therefore be waived which might be problematic in a divorce case.

It could make it difficult for the non-Thai spouse to prove that the land was marital property. In this case, a skillfully drafted Thailand prenuptial agreement may help to minimize the risk to the non-Thai spouse.



2.5 Usufruct Habitation and Superficies: A non-Thai may acquire a life term interest in certain types of property rights in Thailand. One example, a usufruct, is a right to use (and profit from) land and is similar to a leasehold but is non-transferable with some important differences.

Can Thai nationals buy real estate in their name and then execute an agreement that the land is held for a foreigner?
This is a dangerous approach because it is technically illegal under Thai property law for a Thai national to act as a nominee on behalf of a foreigner to purchase real estate. Therefore, the agreement may be problematic and/or illegal. It is sensible to consult an experienced real estate lawyer in Thailand for the most suitable and best available options.

Can foreigners own houses in Thailand?

In general, foreigners can own buildings and houses in Thailand as Thai real estate law places no nationality restrictions on ownership of such in Thailand.
Condo

Buying a condo in Thailand is an attractive option for many foreign nationals.

There are less nationality restrictions under Thailand condominium laws regarding ownership than land ownership and it is possible for a foreigner to own a condo outright. 

As one of the few property rights allowed under Thailand real estate law to non-Thai nationals, condo-ownership is a popular choice for investment as well as residence and retirement purposes.


What condo units are foreign nationals permitted by Thailand land law to purchase? 

In general, according to Thai real estate law and the regulations that govern condominium law, non-Thai nationals may purchase condo units in condo buildings throughout Thailand, as long as their purchase would not cause the foreign ownership ratio of combined units in the building to exceed 49% of the total floor area. 

Certain condo buildings in the Greater Bangkok Metropolitan Area may not be subject to the same 49% foreign ownership ratio restriction.


What are the requirements for a foreign individual to purchase a condo unit in a building in which foreign purchases are permitted? 

Thailand condominium laws specify that foreigners who do not have a Thailand residence permit must show proof that the funds for purchase of the condominium were brought from outside of Thailand. Non-Thais who have legal residence permits are not required to show evidence of funds coming from abroad for the condominium purchase.

What is the most typical way for a foreigner to purchase a condominium in Thailand?

Most foreigners purchase a condominium by showing evidence of an incoming remittance of foreign currency into their bank account from abroad. This is typically demonstrated by requesting the issuance of a certifying document from the receiving bank in Thailand.

Can foreigners inherit ownership of a condo?

Property ownership of a condo may be inherited by either Thai or non-Thai descendents under normal circumstances. 

However, consultation with a licensed experienced Thai lawyer is recommended for estate planning. 

Are condominium long-term leases available?

Pursuant to the Thailand Land Law, condominiums may be leased to foreigners for periods of up to 30 years and may have options to renew the lease upon expiry. Leases longer than 3 years must registered with the Land Department.


Why is it important to have a qualified Thailand real estate lawyer supervise your condo purchase transaction?

Thailand laws regulating real estate transactions do not provide as many inherent consumer protections as with most western jurisdictions. For example, in Thailand, real estate agents are not licensed and title insurance is not commonly used. Thailand is very much a "Buyer Beware" jurisdiction. Foreign buyers are advised to seek legal advice from a qualified Thailand real estate attorney.

Common mistakes

when buying a condo in Thailand
  • Not having clearly agreed in a new construction that the purchase concerns a freehold purchase of a condo registered under the condominium act, and not as an alternative (and/or) a leasehold purchase;
  • Not dealing with a registered condominium under the Thailand condo act but an unregistered holiday or leasehold apartment building.
  • Not having transferred foreign currency into Thailand at least equal to the purchase price (not qualifying under section 19);
  • Not having obtained legal advice on how taxes and transfer fees are to be divided and ending up paying more than necessary;
  • Not having obtained legal advice on the condominium sale and purchase agreement and required terms and conditions and responsibilities of the parties;
  • Not having conducted due diligence on a project or unit and being confronted with unexpected issues after signing the purchase agreement and having paid a unsecured deposit;
  • Not having agreed escrow in the payment schedule and being confronted with default by the seller after part payment of the purchase price and prior to transfer of ownership;
  • Not having checked the unit title deed and previous land office sale agreement to ensure that the apartment is free of encumbrances.
